Security deposit and rental fees: understanding everything
When booking your student accommodation, there are two main costs to anticipate: rental fees (administrative fees) and the security deposit. Since every residence has its own specifics, Adele helps you see clearly to manage your budget.
1. Rental fees (Administrative fees)
These fees cover the administrative and technical management of your file by the residence manager. Please note: the amount of these fees varies according to the residence and their own internal rules.

- Waived fees: Some residences offer free administrative fees during quieter periods (usually from January to April) or for short stays (less than 6 months).

2. The security deposit ("Caution")
The security deposit allows the owner to protect themselves against any damage found upon your departure. As with the rental fees, the calculation can vary from one manager to another.
To avoid any surprises, the exact amount is systematically indicated in the Availability and pricing table on each residence's page.
When will you get your deposit back?
The manager is legally required to return this sum to you after you return the keys:
- Within 1 month if the move-out inspection (état des lieux) matches the move-in inspection.
- Within 2 months if damages were noted.

3. Financial aid for your move-in
If advancing the security deposit or the lack of a guarantor is an obstacle, these free schemes are available to support you in France:
- The Visale Guarantee: This guarantee is free. It acts as a guarantor to secure your landlord.
- The Loca-Pass Advance: A 0% interest loan that allows you to pay your security deposit immediately and pay it back in small monthly installments.
- The Mobili-Jeune Aid: If you are an apprentice or on a work-study contract, this aid can cover part of your rent each month (up to €100).
4. Home insurance: a legal requirement
